464 villages and 7 town wards, 8 Sub-Registrar Offices, and 1 statutory check that apply here and almost nowhere else in Tamil Nadu.
The checks
Vellore is one of the magnesite districts. A lease granted by the Department of Geology and Mining is not extinguished when the land above it is sold.
Every parcel is read against all 30 sources regardless; these are the ones this district triggers by where it is.
The offices
Which office holds your parcel decides which register your deed sits in, and how far back that register goes. Ordered by the number of villages each one serves.
Wards: Ward 1 · Ward 2 · Ward 3 · Ward 4 · Ward 5 · Ward 6 · Ward 7
Office and village mapping from TNREGINET, Tamil Nadu Registration Department, retrieved March 2026. Offices open and close; where a third party directory disagrees with the department, the department is the record.
Vellore sits in the Vellore registration zone, which also covers Ranipet, Tirupattur and Tiruvannamalai. A zone is supervised by one Deputy Inspector General of Registration, so practice and record-keeping tend to be consistent across it.
TNREGINET returns encumbrance data from the point each office was digitised. Everything before that exists as bound volumes at the office itself, indexed by hand. A title chain that stops at the digitisation year is the visible half of one. More on what the records do not show.
Stamp duty and the registration fee come to 11 per cent of value, charged on whichever is higher, your price or the guideline value. Registering the sale deed also does not transfer the patta, which is a separate application at the Taluk office. What buying land in Tamil Nadu costs, in full.
