The records are public. Every one of them. They sit in 30 offices that were never built to talk to each other. One holds the deed, another the tax, another indexes by name and not by land. Nobody has ever read them together. That is the whole of what we do.

04Questions

The questions worth asking.

I already have an Encumbrance Certificate.

An EC lists registered transactions for the period you asked for, and nothing else. It will not show a pending civil suit, a forest Section 4 notification, a highway 3A alignment, or land classified as poromboke. Those live in other departments, and that is where deals fail.

Can I not just pull the EC online myself?

You can, and it will start where your Sub-Registrar Office was digitised. Everything before that sits in bound volumes at the office, indexed by hand, and no portal will ever show it to you. That is where a missing parent deed hides. We have people who go to the office and read them. EC or deed, if it is not online we go and get it.

The patta is in the seller’s name.

Patta is a revenue record of who pays the tax on a parcel. It is not, on its own, proof of title. We trace the ownership chain through the registration records and check it against the survey sketch and the revenue classification.

My advocate is already checking the documents.

Keep them. An advocate reads the documents they are handed. We go and find the ones you were not given: what the FMB sketch actually shows, whether the plot sits under an acquisition notice, whether a temple or Waqf claim is registered against it. Take our report to your advocate.

What do you need from me?

A survey number and district, or just your location on the map. Documents help but are not needed to start.

Is this legal advice?

No. We report what the government records say and cite the source for every finding. What you do with it is between you and your advocate.

What will it cost?

Confirmed at launch. Everyone on the waitlist hears the price first, before the site opens.
